The Towarowa 22 development, one of the largest urban regeneration projects in Central Europe, has reached a significant milestone with the completion of its first residential tower. The massive project will eventually transform 6.5 hectares of former industrial land near the city center into a vibrant mixed-use neighborhood.
Developer Echo Investment has revealed updated plans for the complex, which will include 2,500 apartments, 85,000 m² of office space, a 15,000 m² shopping gallery, a boutique hotel, public parks, and a cultural center. The total investment exceeds 5 billion PLN.
The first phase, consisting of 420 apartments and ground-floor retail space, is now available for purchase. Prices start at 18,500 PLN per square meter for standard units, with premium penthouses reaching 28,000 PLN/m².
Urban planners have praised the project’s emphasis on walkability and green space. “Towarowa 22 represents a new model for Warsaw’s development — dense, mixed-use, and human-scale,” said Professor Krzysztof Domaradzki of the Warsaw University of Technology’s Architecture Department.
The entire project is expected to be completed by 2031, with most residential and commercial spaces available by 2029.
